Using a hybrid of Modern Methods of Construction (MMC) and high-quality local on-site building, we deliver visually striking, resilient homes that build faster, perform better, and avoid the costly variations common in traditional construction.

Our elevated, site-responsive designs work with the land, not against it, dramatically reducing foundation and slope costs while delivering complete, turnkey homes built to last.

How it works - Overview

1. Site Discovery

If you already own land, or are in the process of purchasing, Site Discovery is the first step in confirming suitability and refining accurate pricing.

This is where your home starts to take shape! You will be able to choose your floor plan and review facade options or upgrades.

3. Construction

Urban Cribs homes are constructed using a hybrid build method, combining MMC components with traditional on-site construction.

At this final stage, your home is completed, detailed, and certified.

1. Site Discovery

If you already own land, or are in the process of purchasing, Site Discovery is the first step in confirming suitability and refining accurate pricing.

What Happens at This Stage

  • Review of your site and applicable planning constraints
  • Confirmation that your selected design suits the block
  • Identification of any construction considerations
  • Preliminary assessment of services and site access

You’ll Be Asked to Provide (If Available)

  • Site plan
  • Any existing reports or approvals
  • Contour plan
  • Soil test (An existing soil test may be used if the bore holes fall within the proposed house footprint).
  • Selection of your preferred Urban Cribs floor plan

IMPORTANT:

Contour surveys and soil tests are not included in our Site Discovery package, as many clients already possess this information. If required, we can assist in coordinating these services separately.

Site Discovery Fee

Site Discovery Fee: $2,500.00

This covers the time, expertise, and preliminary work required to assess your site and prepare your project for design development and final pricing.

If you choose not to proceed, any documentation obtained will be provided to you for future use.

2. Design & Review

This is where your home starts to take shape.

What Happens

  • Review of façade options and finishes
  • Selection of inclusions and upgrades
  • Finalisation of any layout adjustments (if required)

Once all selections and site information are confirmed:

  • A fixed final price is provided
  • Full construction documentation is prepared

Progress Payment

15% – Contract Signing Deposit (Design & Documentation)

Payable at contract signing.

Construction is undertaken under a HIA Standard Residential Building Contract, with the contract entered into directly with the licensed builder:

Kerdic Pty Ltd (QBCC Licence No. 22903)

3. Construction

Urban Cribs homes are constructed using a hybrid build method, combining MMC components with traditional on-site construction.

How This Works

  • MMC components can commence once the deposit is paid, while site plans and approvals are underway
  • This parallel process helps reduce overall build time
  • Once MMC components are completed, locally constructed works commence on site

Construction Timeframe

Construction typically ranges from 2 to 6 weeks, depending on:

  • Design complexity
  • Site conditions
  • Selected finishes and inclusions

Progress Payments During Construction

20% – Construction Commencement

Payable once foundations are installed on site and construction has formally commenced.

50% – Lock-Up Stage

Payable once:

  • MMC components are completed
  • All locally constructed framing and cladding are complete
  • The home is fully weatherproof

4. Completion

At this final stage, your home is completed, detailed, and certified.

What’s Included

  • Completion of decorative and architectural finishes
  • Installation of feature cladding and gates (if included)
  • Final inspections and certification
  • Preparation for handover

Final Payment

  • 15% – Practical Completion

Payable once:

  • All decorative items are complete
  • All final certificates are issued
  • The home is ready for handover
  • Your new Urban Cribs home is then officially handed over to you.

Warranties & Assurance

Your home is built in accordance with standard residential building requirements and includes:

  • 12-month general warranty
  • 6.5-year structural warranty
