What is an Urban Cribs home?

An Urban Cribs home is a refined contemporary residence built using a hybrid construction model that combines Modern Methods of Construction (MMC) with traditional on-site building.

Our homes are designed for real Australian conditions, offering high resilience, thoughtful architecture, and long-term performance — while reducing build time and minimising site costs.

How are Urban Cribs homes built?

Urban Cribs homes are constructed using a hybrid MMC approach.

Key components are manufactured using controlled, high-precision processes, while foundations, assembly, and completion works are carried out on site by licensed Australian trades.

This approach allows:

Where do you build?

Urban Cribs currently builds across South East Queensland, including:

  • Brisbane
  • Ipswich
  • Gold Coast
  • Sunshine Coast

Projects outside these regions may be considered on a case-by-case basis.

Do you have a display home?

Urban Cribs does not operate traditional display villages.

We do, however, have a compact demonstration home at our Darra office in Brisbane, available to inspect by appointment only, allowing you to view included finishes and understand our design approach.

What is included as standard?

Urban Cribs homes are delivered fully finished and turnkey.

Standard inclusions include:

  • luxury custom cabinetry throughout
  • custom fitted built-in wardrobes
  • premium kitchens with non-silica quartz benchtops
  • floor coverings, lighting, and ceiling fans
  • double-glazed toughened glass windows and doors
  • Rockwool insulation and high-performance building envelope
  • N3 wind rating and seismic-rated structure
  • low BAL rating as standard
  • dual-layer sealed roofing with hardened steel waterproof backup

Why are site and foundation costs often lower?

Urban Cribs homes are elevated and designed to work with the land, not fight it.

This typically:

  • reduces excavation
  • minimises retaining walls
  • lowers foundation and slope costs

In many cases, foundation and slope variations are less than half those of traditional builders.

Can Urban Cribs homes be built on sloping blocks?

Yes.
Sloping blocks are often well suited to Urban Cribs homes due to our elevated foundation systems.

Up to 300mm fall across the pod footprint is included in standard allowances. Steeper sites may require additional engineering or works, which will be assessed during Site Discovery.

How long does it take to build?

Once approvals are in place and construction commences, build time typically ranges from 2 to 6 weeks, depending on design complexity, site conditions, and selected finishes.

The hybrid MMC process allows approvals and component manufacturing to occur in parallel, reducing overall project duration.

What approvals are required?

Approval requirements vary by council and site.

Urban Cribs will guide you through the process and confirm requirements during Site Discovery.

Why are some components manufactured offshore?

Urban Cribs is 100% Australian owned and managed.

Certain structural components are manufactured offshore to:

  • access globally certified materials
  • maintain consistent quality control
  • reduce construction time and material waste

All homes are completed in Australia by local trades and fully comply with Australian building codes.

Are Urban Cribs homes energy efficient?

Yes.

Our homes feature:

  • high-performance insulation
  • airtight sarking systems
  • double-glazed windows and doors

Optional systems such as solar, batteries, and other energy solutions can also be incorporated where required.

DESIGN & CUSTOMISATION

Do you offer custom builds?

Urban Cribs primarily delivers homes from a curated range of proven designs to maintain quality, efficiency, and cost certainty.

Custom builds may be considered depending on:

  • current workload and production capacity
  • design complexity
  • site conditions

Each custom request is assessed individually. Where accepted, custom projects may involve adjusted pricing and extended timeframes.

We recommend discussing custom requirements early to determine feasibility.

What is the internal height of the homes?

We build our residential homes to a standard internal height of 2.4m.

What is the process and what does installation include?

Installation available in selected Build Regions by Kerdic Homes Pty Ltd. QBCC licence No. 22903

Our team will arrange the delivery of your module, as well as any cranes required to install your home. Installation includes the connection to plumbing and electrical services as well as the installation of any decks and additional items. The installation timeframe for your home varies, ranging from 1 to 6 weeks, depending on the chosen design and additional elements.

How soon will my home be ready?

You will be given an indication of the commencement and completion dates before you place your order.

Due to the nature of installation and getting council approval for your home time periods can vary. Once you have decided to go ahead with site discovery, our team can start drafting your home onto your site plan and start the approval process. Production time is about 8-10 weeks plus 4 weeks for shipping, you can expect to wait around 14-16 weeks once approval has been issued.

Can your residential homes be fire rated higher than BAL12.5?

Absolutely, our team have the expertise to build the cribs to BAL-29 and BAL-40 if required. However, this will be an added cost and must be discussed with our team prior to production.

Are Urban Crib Residential homes termite resistant?

All of our homes are assembled from a steel frame with no structural timber in the construction, which makes them termite resistant.

(NOTE: Owners must do their own inspections or engage a professional to check for breaches)

Are Residential insulated?

Yes, all our homes are insulated, which may reduce the need for heating and cooling depending on the climate you live in. We use Rockwool batts in the walls and ceiling. All the windows are double glazed, which minimises heat loss and transfer.

FINANCE & WARRANTY

How does pricing work?

Pricing is displayed as Home + Landing.

This approach provides transparency and avoids hidden allowances.
Standard pricing assumes:

  • concrete less foundation systems
  • up to 300mm fall across the pod footprint
  • standard site access conditions

Any additional site works beyond these assumptions will be clearly identified prior to contract and treated as a variation if required.

Do you offer finance?

Urban Cribs works with specialist finance partners familiar with hybrid construction.

Available finance options and terms depend on lender criteria and individual circumstances. We recommend discussing finance early so requirements can be confirmed before contract.

What warranties apply?

Urban Cribs homes include:

  • 12-month general warranty
  • 6.5-year structural warranty

Can I get the first homeowners grant?

Yes! Our homes are eligible. This will also be subject to each individual’s eligibility.

What are your payment terms?

In the case of installed residential homes, payments may be structured in the following stages:

  • $3500 Site Discovery
  • Approvals
  • Completion of Foundations
  • Pod Installation
  • Completion

Where is your factory located and can I visit?

Our factory is strategically situated in Foshan, China, serving as a gateway to international markets and positioned near the primary production area for building materials. This advantageous location allows us to source materials in bulk directly from the factory, eliminating the ‘middle man’ and avoiding extra costs and extended lead times that typically come with supplies locally in countries such as Australia.

What is the process for a commercial enquiry?
