Build Different

Urban Cribs delivers modular homes across Brisbane and South East Queensland, combining precision factory construction with quality local on-site building. Our approach creates contemporary, durable homes with shorter build times, clear pricing and a complete turnkey finish.

Our modular home designs suit sloping blocks and challenging sites, with elevated layouts tailored to your land. Thoughtful design can reduce excavation, retaining walls and foundation costs, creating a home built for your site and lifestyle.

How it works - Overview

1. Modular Home Site Assessment

Already own land or looking to buy? We review your block’s slope, access and site conditions to assess its suitability for a modular home and develop more accurate, site-specific pricing.

2. Modular Home Design & Floor Plan Selection

Choose a modular home floor plan to suit your land and lifestyle, then explore façade options, finishes and upgrades to personalise your home.

3. Modular Home Construction

Your Urban Cribs modular home is built using precision factory construction combined with quality local on-site building, delivering a durable, contemporary home tailored to your land.

4. Modular Home Completion & Handover

Your modular home receives its final finishes, inspections and required certification before handover—ready for you to move in and make it your own.

1. Site Discovery

If you already own land, or are in the process of purchasing, Site Discovery is the first step in confirming suitability and refining accurate pricing.

What Happens at This Stage

  • Review of your site and applicable planning constraints
  • Confirmation that your selected design suits the block
  • Identification of any construction considerations
  • Preliminary assessment of services and site access

You’ll Be Asked to Provide (If Available)

  • Site plan
  • Any existing reports or approvals
  • Contour plan
  • Soil test (An existing soil test may be used if the bore holes fall within the proposed house footprint).
  • Selection of your preferred Urban Cribs floor plan

IMPORTANT:

Contour surveys and soil tests are not included in our Site Discovery package, as many clients already possess this information. If required, we can assist in coordinating these services separately.

2. Design & Review

This is where your home starts to take shape.

What Happens

  • Review of façade options and finishes
  • Selection of inclusions and upgrades
  • Finalisation of any layout adjustments (if required)

Once all selections and site information are confirmed:

  • A fixed final price is provided
  • Full construction documentation is prepared

Progress Payment

Progress Payment – Contract Signing
An initial payment is payable at contract signing, covering design and documentation, as outlined in your building contract.

Construction is carried out under an HIA Standard Residential Building Contract, entered into directly with Kerdic Pty Ltd (QBCC Licence No. 22903).

3. Construction

Urban Cribs modular homes combine precision factory construction with quality local on-site building to create contemporary homes tailored to your land and lifestyle.

How This Works

Factory construction of your modular home can begin once the deposit is paid and the required documentation is in place, while site planning and approvals progress. Working through these stages together helps reduce overall build time. Once the modules are complete, local on-site construction and installation bring your home together.

Construction Timeframe

On-site construction typically takes 2–6 weeks, depending on your home’s design, site conditions, and selected finishes and inclusions.

Progress Payments During Construction

20% – Modular Home Construction Commencement

Payable once foundations are installed on site and construction has formally commenced.

50% – Modular Home Lock-Up Stage

Payable once the home’s modules and all on-site framing and cladding are complete, and the home is fully weatherproof.

4. Completion

At this final stage, your home is completed, detailed, and certified.

What’s Included

Your modular home’s decorative and architectural finishes are completed, including feature cladding and gates where included. Final inspections and required certification are then completed, preparing your home for handover.

Final Payment

  • 15% – Practical Completion

Payable once:

  • All decorative items are complete
  • All final certificates are issued
  • The home is ready for handover
  • Your new Urban Cribs home is then officially handed over to you.

Warranties & Assurance

Your home is built in accordance with standard residential building requirements and includes:

  • 12-month general warranty
  • 6.5-year structural warranty
